Before You Make An Offer, Ask The Right Questions

A beautiful property can still be overpriced, difficult to insure, restricted by the HOA or expensive to maintain.

The goal is not just to buy. The goal is to buy wisely.

1. Property Value Checklist

  • Review recent comparable sales
  • Compare active competition
  • Review days on market
  • Check price reductions
  • Compare property condition to recent sales
  • Evaluate location, lot, view and layout
  • Understand if the property is priced fairly or emotionally

2. Property Condition Checklist

  • Roof age and condition

A condo may look affordable based on price alone, but special assessments, underfunded reserves, insurance increases or major building repairs can change the true cost of ownership.

Before buying, request and review the association documents, budget, reserves, meeting notes and any known or pending assessments.


4. Investor Rental Checklist

If you are buying as an investor, rental flexibility is critical.

  • Can the property be rented immediately after purchase?
  • Is there a rental waiting period?
  • How many times per year can it be rented?
  • Is short-term rental allowed?
  • What is the minimum lease term?
  • Does the association require tenant approval?
  • Is there a minimum tenant credit score?
  • Is income verification required?
  • Are there rental caps in the community?
  • Are city or county rental licenses required?

A property may look like a good investment until rental restrictions limit your tenant pool, reduce income or increase vacancy risk.


5. Insurance & Financing Checklist

  • Can the property obtain insurance at a reasonable cost?
  • Is the property in a flood zone?
  • Is windstorm insurance required?
  • Will roof age affect insurance?
  • Will electrical or plumbing issues affect financing?
  • Does the condo building qualify for financing?
  • Are reserves and association financials acceptable to lenders?
  • Could insurance costs affect monthly affordability?

In today’s Florida market, insurance and financing should be reviewed early, not after you fall in love with the property.

Single-family homes often offer more control, flexibility and value-add potential than condos or townhomes, especially when the surrounding neighborhood is improving.

  • Bridge clearance
  • Dock availability
  • Seawall condition
  • Flood zone
  • Insurance exposure
  • Privacy
  • Lot orientation
  • Future resale demand

For luxury and waterfront properties, small details can create major differences in value.

  • Is the asking price supported by comparable sales?
  • How long has the property been on the market?
